Hi all,
Am currently in Bansko visiting my apartment. Good to see the complex is complete and from what I have heard to a good spec over in the Hotel part. Unfortunately that's all I can go by as it is closed!!!!
Have talked to Alex and not over impressed with the answers. Orco seem to be running this place as they like......it will only be open 5months of the year!!!!
I personally did not buy my apartment with the knowledge of this.....I am quickly getting the impression if we as owners don't act soon Orco will quite happily take our money for doing very little and soon will be left with even a less of investment....
Would be interested with your opinions......

Paul,
I am an owner at Royal bansko down the road, we had ORCO and they are a bag of shit, we formed a committee and kicked them out and thankfully got a good owners and man co. ORCO are about making money for themselves not developing your apartment.

Thanks for your reply. Just hope the people who have read this will now get in contact from phase 1 and 2 because I now feel the longer it is left giving orco the benefit of the doubt the more the place will go down hill and orco will walk away laughing!! I have taken pics of phase 1 and already the stairs and tiles around the pool are broke and paintwork coming off handrails....it wont be long before it starts happening on phase 2 and orco just seem to be coming up with the same old excuses throuh alex!!! And that is just about the upkeep of the place....as for people who are using them as a management company for bookings well thats an even worse story especially for phase 1 owners!!!
Cant believe everyone is happy with what is going on?????

Hi Paul,
Glad to see your post! I have an apartment in Phase-1 and although it's been rented out all season I still have 1184lv to pay, which is just about the full maintenance charge. Apparently the apartments aren't being rented out in rotation and Phase-2 has been given priority.
It's the first i've heard that they've shut the place for the summer, the maintenance charge needs to be reduced to reflect that! The broken tiles on the steps and by the pool have been like that for years now!
There's an owner who made a list of the other owner's contact details a while back, with the intention of forming a committee to approach Orco about the issues they have, but nothing was ever done about it.

Hi Glen,

Good to read there are other people out there who are just as cheesed off as me...Like I say I have just returned so I will pre-warn you in the bill you have most recently been given there will be a bill for pictures, carpet and a rack in the bathroom that orco took upon themselves to fit and charge us because the GREEK tourist board told them it would help rent the apartments out...(they do not use British operators!!!). I told alex to take them out and refused to pay.
I could go on and on but i think its more important to try and get as many people as we can now and try and do something positive before its to late. I just hope the people in phase 2 dont think they are ok because they are on the original heating/hot water systems and unless things are different over there they will soon realise the cost of everything and will be getting emails soon to change the systems like we did(i.e. 750 euros to change the heating system!!!). the person you are referring to i think is Jan Lumb, I have been in contact with her recently but hopefully she will read this and things will progress. As far as im aware we need 51% of people to get a new management put in place.

i'm all for getting something done as a group, which should carry more weight!
I know Jan collected a number of owners contact details and a list of their issues, but as far as i'm aware nothing was ever done with it.

Yes I know Jan had quite a few names and I have emailed her. I will email again to see if she could answer your query on what was done or what she attempted to get done as its not easy getting any direct answers off Alex.....Im hoping she will look in on the forum soon.....
As for trying to get more numbers all we can hope for is people start writing on this. My sister goes out to Bansko next month for the festival so I will ask her to approach as many people as possible and try and get them to look in on this forum. Im hoping to go back myself Dec/Jan time where hopefully by then will have enough names to start getting some serious answers off orco and more importantly actions....
Are you planning on visiting soon?

Hi guys. We're group of 5 owners from Russia. We don't rent out our apartments, but we don't like the maintenance of a complex and closed SPA (that we paid...). We are ready to support reasonable initiatives for ORCO replacement. Please keep us in touch.

I want to add that just one of the owners, decided to live constantly in Bansko will be the unique reasonable replacement of ORKO. Whether is among you any downshifters?

Hi Serge,

Have made a few enquiries and basically think the best way forward is to get as many names as possible and try and arrange a meeting with Orco to try and sort the situation out now that the complex is finished to a high standard.
Thanks for your input and the more disattisfied people we can find the more Orco will listen and hopefully we can come to a an amicable solution.
Hopefully more people will add their names to the forum.

Hi All

I also agree with what has been discussed and believe that we should act up on this matter sooner rather than later. I have another apartment in Bulgaria where we have a committee with elected members that over sees the affairs of how the complex is running and I think this would also be beneficial in Paradiseo as it would give us an regular update to what is happening with our apartments. Bulgarian condominium act gives the owners the right to have an elected body to oversee the affairs of the large complex like paradiso.

Whether there are among us legally competent people? I don't know laws of Bulgaria. Someone should offer algorithm of actions. How to vote on the Internet? How to give the voice to the authorized representative? Many of owners live in England - they can meet. I know 5 owners in Russia. We too can hold meeting to write the protocol.

I think the first thing that need to be done is to put this idea forward to Greenlife and request them to give us the details of all the owners at Paradiso Verde .As for legal matters a lawyer can be appointed once a committee is up and running.It would be a start if all the owners who are in favour of this action come forward and voice their opinion and see if a meeting can be organized.

Hi Jessie,

Yes, whilst having several conversations with Alex when I was last there he mentioned that they are planning on opening the facilities from the beginning of November till the end of March. This is one of many things we need to discuss with Orco to try and resolve hopefully as a group rather than individuals.

Hi there,


As I understand it, many of us have received a letter-questionnaire from ORKO in order to know our opinion about the management company. I do not know how effectively ORKO responds to our comments, but I think that we need to discuss the major issues of our property management to give an objective answer, taking into consideration the general opinion of the owners.

I suggest the first topic for discussion:

1. Insurance Services - necessary? there is a good price for a large group of owners?
2. Care of the green areas.
3. Signing direct contracts with the electricity company - this is necessary in order to ensure via the Internet is there unwanted guests in your home.
4. One-time cleaning of the area outside the fence of the complex.This is our building waste - and we admire it for several years.

Any other suggestions?
